My name, as you guessed, is Ken Cook. It was also my father’s name and is also my son’s name. My blessed mother had to force me to be outspoken because when I was a little child I was very shy. She taught me, with much effort, to “toot your own horn because nobody else will do it for you and even if they do the tune will be wrong because only you know the notes.” Well, she was, after all, right. It took some time but when I finally because an entrepreneur I found out she was exactly right.
I am a Georgia native and even live in the same home my parents bought back in 1978 – sort of. I have added on significantly. Local residents know my home even if they don’t know I live in it. They would also remember me from my days at Auto Radio where I sold and we installed thousands of car stereo systems from 1978 to 1985.
My interest in real estate investing and finance goes way back. I actually wanted to be a banker when I was younger but I entered my adult working career just as thousands of banks were closing their doors and they were not hiring many people.
My first experiences in real estate investing were with my father back in 1973 which involved the joys of cleaning out trailers in one of the trailer parks he and his partner, C.L. Craig, had purchased with the plans to develop them into stick built subdivisions. My uncle Jim Elkins in Beckley, WV, was quite the real estate investing evangelist who acquired a couple dozen properties, mostly within walking distance of his home, from tax sales. He loved tax sales. In fact I only knew two things about Jim when I was young; he was a postman and a real estate investor.
What lead me to finally jumping into the finance world was the digital bubble bursting in 2001. I had operated iCobb Media Group, an internet development and marketing company specializing in online catalogs for major corporations, from 1997 into the bubble. Had we not ramped up with the bubble we would have survived but our clients almost completely turned off the faucet due to fear in 2000 and 2001. My wife, Myra, had been in the mortgage industry since the early 90’s and was working for a local mortgage broker and was making a very small cut so I convinced her I could handle the operations if she could teach me all the details. That was hundreds of class hours and 8 years ago.
Today I am the Director of Operations for Novation Mortgage which has funded well over 1/2 billion dollars in Georgia alone – not counting the 33 other states where we have been licensed. Since we have never had loan officers who went out begging for leads all of those closings have been a result of online and offline marketing.
Combining my marketing experience with real estate investing experience and the mortgage industry soon led us to become the number one provider of real estate investment fundings in the state of Georgia. Today I am a regular contributor to the Georgia Real Estate Report. Head of the Black Belt Real Estate Investor’s Institute and one of the teachers in the Real Estate Investor’s Institute at Emory University.
I still use my years of experience with network and internet development, programming and operations to keep our website(s) and those of a few clients for whom I consult, design and develop at or near the top on the major search engines. In October 2008 I took a client from not even showing on any of the major search engines to number one on all three of Google, Yahoo and MSN Live for his preferred keyword set. Most of all it happened in 3 days! He was not happy, at first, with the content rich, graphically vague website I created for him until he saw the results.
